What should we do to revive the housing market?

    I put other and that we should require all new homes/office buildings to have on-site AE for their HVAC. By doing that, it will allow developers to focus on new buildings that are either ultra-efficient in insulation, and/or use geo-thermal HVAC, and/or simply have big solar/wind or other on-site energy. By doing this, it forces homes that will have much lower energy costs down the road. In addition, it creates new ideas on designs as well as pushes ideas such geo-thermal heating or aerogel windows. Or, it might introduce buildings that are built into hillsides (very low energy costs esp. if you can bring in solar lighting). Regardless these buildings would not compete against current buildings.
    Likewise, it is easy enough to come up with new ideas to lower costs and allow for future changes. These need to be R&D, and ideally, produced here in America to help stimulate our own economy.
    But, if we continue to build the same homes/office buildings, they will simply compete against current models and the old ones are cheaper to buy.
