When writing a contract to buy a house, and home repairs or replacements are needed, what is your preference?

I prefer, as part of the contract, they make the changes and keep my purchase price the same.

I would like for them to give me an allowance as part of the contract, where I can make the changes after I purchase the house.

I would like for them to lower the price of the home so that I can use my own money to have the changes made after I purchase the house.
