Never had a leak and hope to avoid it. As a full timer, I get up on top, clean & inspect the roof regularly, and patch if needed. I also have the roof professionally inspected and resealed on an annual basis. Before I sold my brick & stick house I inspected the roof and all mechanicals on a regular basis. My new home (my 5'er) is moving and in the great outdoors 100% of the time. It needs regular TLC not only for the roof but also for all mechanicals, tires, brakes, etc. TLC sure won't absolutely prevent everything from breaking but it will substantially minimize it. I have an EPDM roof that is 8 years old now (2005 Montana Mountaineer 5er) and I noticed last winter that when it snowed (I was living in Boise, Id at the time and it was a cold and snowy few months) it wouldn't be long before a few drips would show up in my living room ceiling. If I broomed off the snow, the leaks would disappear. It never has leaked during a rain, only during times when moisture would sit on it for a time. An inspection showed my rubber roof to be thin and pitted and probably has a few pinholes that allow water to seep in over time. Eventually I will have to resurface it but for now I either stay south with no snow or keep it from accumulating.
