If you were me? What would you choose?

Get a home with a pool community. You can use it as long as it's open and you don't have to pay for maintenance.
The pool will become unsafe when you have kids in the future, unless you put a fence around them or your child starts swimming before walking.

I hope this helps with your choice,

Pools are ALOT of work. That sparkling blue water takes daily maintenance to keep up and is super expensive to do so. Go with the second bathroom and get an above ground pool that you can store in the winter!

I would reason the second bathroom would net you more than the pool. One of perks for the two homes you were looking at is that it has 3 rooms for when family/visitors stay over. If you have all 3 rooms full and only 1 bathroom, that can easily become an inconvenience. Also if its just you and the primary bathroom goes on the fritz, you have a second one ready to go. A pool is a nice feature but doesn't net you as much in terms of what you're gaining from having it.

I moved to a much smaller home with 2 kids just to have a 2nd bathroom. Even though I feel like I live in a doll house, it was the best decision for me to have my own bathroom.

Pools is to much of maintenance. A second bathroom is perfect especially when a few guest over.

Go with the 2nd bathroom! We only have one and it's something that I regret.
Pools are cool to have, and convenient, but expensive with the up keep. Daily cleaning, chemicals to keep balanced, etc. I have family with one and they're always having to repair/replace something.

Pools are an added maintenance item. It is also easier to add a small pool than another bathroom. Unless you're converting something under roof to a bathroom, like a bedroom or something. Go with the bathroom.

Pools are great, but they are expensive to maintain.
