If a buyer wants smart technology, he can add it himself! I never had a buyer specifying "smart" items. At the contrary, when specific technology is installed, some buyers are disappointed and do not like the vendor or system that has been installed. I have seen that with integrated internet and security systems.
As mentioned by others, privacy issues are also a concern, not to mention obsolescence when you want to resell a home!

I've seen built in smart-home technology backfire when it quickly becomes obsolete. A couple of years back iPhone / ipod docks were being built in the walls on some condos and of course Apple changed the connector making them look outdated almost immediately as opposed to being cool tech. Prospective buyers become distracted by trying to figure out how to remove or update. Anyone have buyers that laugh at those retro / huge all house intercoms with the built in am/fm stereo and cassette deck?
Easy to update tech like a Nest or a lightly mounted camera are fine and a nice-to-have, but with privacy concerns and the high potential for it being the wrong tech ecosystem (google, amazon, apple...), it just seems like a choice to leave in the buyers' hands.
